Two architects, about fifteen projects a year, mostly houses. We'd rather do a good extension than a bad landmark.

Feasibility
Two or three options, sketched. Enough to know whether it's worth going on, and cheap enough to stop.
Planning
Drawings, forms, and the application. Eight to thirteen weeks with the council after that.
Technical design
Building regulations, structure, and the details a builder needs to price properly.
Tender
Three builders, same drawings, comparable prices. This is where the fee pays for itself.
On site
Fortnightly visits, valuations, and someone in your corner when something is found behind a wall.

Build cost — Your builder's price, and the market's. We design to a budget and tell you when a drawing has drifted
Programme — The council's clock, then the builder's. Ours is the only part we can hold to a date
Neighbours — Party wall is a legal process with its own surveyor. We'll explain it early because it is slow
What we do control — The drawings, the information the builder prices from, and telling you the truth in month one
