We find the lender who can say yes.
Lenders read the same income and the same credit file completely differently. Our job is knowing which ones read yours kindly — and telling you straight when the answer is 'not this year'.
Check what's possible
Four reasons people call us
A first home
You want the real number before you fall for a flat. We work backwards from what a lender will actually lend you, not from what the portal says you can afford.
A rate that's ending
The letter from your own bank is one option out of many. We check whether staying put beats moving, and say so when it does.
Moving house
Porting, borrowing more, or starting again — three different sums. We run all three before you commit to any of them.
Told no somewhere else
A decline is usually a criteria mismatch, not a verdict on you. We find out which box you missed, and which lender doesn't have that box.
What your home is worth — The lender's valuer — not the estate agent, and not you
How your income counts — Every lender counts it differently, which is the whole job
Which lenders to approach — Us, with you, and we show the reasoning in writing
Whether to go ahead — You, once you've seen the numbers side by side
Agreement in principle — Usually a day or two, once you say go
Full application — Goes in when an offer is accepted
The lender books a valuation — Their timetable, not ours
Mortgage offer — A few weeks — it varies by lender, every time
Completion — Set by the solicitors and by the chain
Before that — Nothing — the call, the search and the paperwork check are free
The lender's procuration fee — Paid to us by the lender, and disclosed to you in writing
Valuation — Set by the lender — sometimes included, sometimes not
Product fee — The lender's. We show you every deal with it and without it
Legal work — Quoted by your conveyancer and paid to them, never to us
What to have ready
Proof of who you are
Passport or driving licence, plus something with your current address on it from the last three months.
The last three months
Payslips and bank statements. Self-employed: two years of accounts or tax calculations, whichever your accountant files.
The deposit, and where it came from
Lenders ask about the source every single time. Savings, a house sale, a gift — a gift needs a short letter from whoever gave it.
Everything you pay out
Loans, cards, car finance, childcare, school fees, maintenance. Leaving one out doesn't hide it — it just delays the decision.
“Two lenders had already said no and I assumed that was that. Keystone worked out which part of my income the first two couldn't count, and went to one that could.”

First home
“They told us to wait four months and fix one thing on my credit file first. It cost them the fee that year. We came back, and the second conversation was a much shorter one.”
