Bed bugs travel in suitcases. Mice come in where the pipes do. Cockroaches arrive in a cardboard box. None of it is a verdict on your housekeeping, and the sooner someone looks, the smaller the job is.
Tell us what you've seen
Rats — Bigger droppings, greasy runs along the skirting, a smell you notice at the door. Nearly always a broken drain or a gap you cannot see
Bed bugs — Bites in a line, black specks along the mattress seam, small blood spots on the sheet. Never one visit — plan on two or three
Cockroaches — See one in daylight and there are hundreds you haven't. Gel bait works; spraying over it makes things worse
Wasps — A nest is ten minutes' work for someone with the suit. Late summer is when they get aggressive — leave it alone
Ants, fleas, moths — The three most people beat themselves, and we will say so on the phone rather than sell you a visit
Mice — Two or three visits over a month, plus proofing. Without the proofing they come back and you have paid twice
Rats — Two to four visits, and a drain check if they keep returning. A drain fault is a plumber's job and we'll say so
Bed bugs — Two or three treatments, ten to fourteen days apart. Do not move to the spare room — that is how one room becomes two
Cockroaches — A bait cycle of three to four weeks. No spraying, no bleaching the bait, however much you want to
Out of the house — Usually two to four hours. Longer where there is a baby, a pregnancy or a fish tank — and we tell you which before we book, in writing

Children
Bait in tamper-resistant boxes, never loose. We'll show you where each one is before we leave.
Pets
Tell us what you have and where it sleeps. Some products change entirely for a house with a cat.
Fish and reptiles
Tanks get covered and pumps go off for the visit. Say so on the form — this one catches people out.
Food areas
Commercial kitchens get the treatment and the paperwork your inspector will ask for.
What we used
Every product, dose and location written on the report. Take it to a doctor or a vet if you ever need to.
Proofing
Wire wool, mortar and a door sweep beat poison every time. It's the half of the job nobody photographs.
At the door — Plain workwear and a clipboard. We are a contractor to anyone watching
Flats and shared walls — We'll tell you honestly if the neighbours need treating too — that conversation is yours to have, not ours
Landlords and tenants — Whoever pays, the report goes to both. It is the fastest way to end an argument about whose problem it is
