What actually changes the price
Volume, not bedrooms — A three-bed with an empty loft is a smaller job than a two-bed with a full one
Access at both ends — Stairs or a lift, and how close the van can legally park to the door

Ranges until someone has seen the house. Any firm giving you a final figure over the phone without looking is either guessing or planning to revise it while the van is already loaded.

Boxes you packed yourself — Usually excluded unless the box is visibly damaged. Not a trick — nobody can insure what they didn't see go in
